Q?How will we agree upon the work Vertical Asset Management should undertake? Will Vertical keep us informed as work progresses?
A.

Before we embark on any work at all, we will provide you with a complete breakdown of the work to be done, including a schedule specifically tailored to your facilities. Our process is completely transparent, and we pride ourselves on our open communication with our clients. Please contact us for more information on our process and how it can work for you.

Q?Can you assist with updating, amending, and/or replacing out-dated building by-laws?
A.

When you come to us for assistance with your building’s by-laws, we will conduct a comprehensive review and give you a full report of their suitability and sustainability. Changing legislation has unique implications for every site, and we can assist you in updating your building’s by-laws to adhere to current standards and regulations.

Q?Our current service provider has not provided us with a breakdown of their pricing structure, staff wages, or margins. Do you provide this information to your clients?
A.

At Vertical Asset Management, we believe that transparency is key to good client relations. We will be happy to give you a full breakdown of our pricing structure, margins, and all of our staff’s employment details. We employ all of our staff based on industrial relations requirements, and our pay scale is based solely on experience and qualifications. While some companies pay their staff through ABNs and hold lower standards for employment qualifications to increase their margins, we value high quality service and client satisfaction too much to cut these corners. We will gladly be transparent with you about all of our costs. Ask your current provider about theirs today and see if they’ll do the same.

Q?We are concerned that the management firm we’ve hired is not equipped to maintain our asset. What should we do?
A.

The Strata Schemes Management Act of 1996 details that the executive committee is responsible for ensuring that it has engaged the services of “a suitably and professionally” qualified candidate. The Act also stipulates that the owner’s corporation, “must ensure any person employed to assist it in the exercise of a function has the qualifications required by this Act for the exercise of that function.”While the Act does not stipulate a minimum qualification for facilities managers or building managers, you are still responsible for ensuring that your management team is qualified to do the job. At Vertical Asset Management, in addition to our other services, we also offer a comprehensive auditing service. Once we conduct a full review of your systems and processes, we will supply you with a clear and concise report of your current risk profile and operational efficiency.Once you have this information, you should be able to make an informed decision about your current facilities management service.

Q?Our current facilities management company has not provided us with a résumé or any proof of qualifications for our facilities manager. What is your policy on disclosing this information?
A.

We believe in full transparency with our clients. We will work with you to select the best manager for your facilities. When we choose a candidate, we will provide you with a comprehensive list of their qualifications and experience for your approval. Once a manager is chosen, we will not change your facilities manager during the course of your contract without your full knowledge, participation, and approval.
